Clarity first. Then your move.

Before we talk about selling or upgrading, here is how I actually think about it. No jargon, no hard sell, the same way I explain it to every family I work with.

When your flat hits MOP, you are sitting on a pot of gold.

In a few months your flat could reach its MOP. That puts you in a rare position: a change of space, a change of location, or a step up to a higher asset class. The key is a plan aligned with your goals, without stretching beyond your means.

Know your real cash proceeds. Most people get this wrong.

Selling price minus what you paid is not your cash proceeds. Salah. You also subtract your outstanding loan and the CPF you used, plus its accrued interest. Get the real figure first, then we work out your buying budget.

See the math

Cash proceeds = selling price minus your outstanding loan minus your CPF refund (the CPF you used plus its accrued interest). Only what is left is actually yours to move with.

Plan your timeline early, especially if you are getting married.

Buying resale is not instant. Your HFE alone takes about three weeks, and a resale purchase is three to four months, longer with an extension. If your big day is coming, start at least nine months ahead so you get your keys on time.

Resale or BTO, which one makes sense for me?

Resale is not a second choice. You still qualify for grants, you pick where you live, and you can plan your timing instead of waiting years. BTO can be right too. I will lay both out honestly so you choose with open eyes.

How long does selling and buying actually take?

Longer than most people expect. Your HFE alone takes about three weeks, and a resale purchase runs three to four months, more with an extension. If a wedding or a deadline is coming, we start early so your keys land on time.

How accurate is this estimate, really?

It runs on the newest official HDB resale data for your flat type and area, so the ballpark is real. The exact figure comes down to your floor, your condition and your lease, and that part is where I come in.

What does it cost to talk to you?

Nothing. The breakdown and the first chat are on me. You only pay the standard commission if and when we actually transact.

Do you only handle big, expensive units?

Not at all. Three-room or executive maisonette, first-timer or right-sizer, I treat every home and every family the same. Almost all my clients started as cold leads who had no reason to trust me yet.

How do I know you are the right agent for me?

Fair question. I will not promise I am the best agent in Singapore.
